Director of Development

We are a New York City-based real estate development, operations and program design company which specializes in transformative adaptive-reuse projects that power buildings to create change.  The initial historic redevelopments represent the industry’s first integrated model for sustainable real estate development that drive social impact with catalytic investment.


Reporting to the Chief Executive Officer (“CEO”), the Director of Development is an innovative and energetic real estate development lead who will navigate two 100-year-old historic assets through final approvals, construction and stabilization.


The successful candidate must be a resourceful self-starter, highly organized, with a can-do attitude and strong background in commercial real estate development who has overseen complicated multi-layered entitlements. The candidate’s primary responsibility will be finalizing entitlements on two complicated redevelopments in Yonkers, NY, working closely with leadership at the State of New York, The City of Yonkers, SHPO and a broad variety of consultants and influential community leaders in support of The Plant’s vision to create a global home for climate solutions. The candidate must be mission-aligned with our vision and demonstrate a strong bias towards climate and social justice issues in their personal and professional lives.


This position offers full-time benefits including medical/dental/vision insurance.  The salary will be commensurate with experience.


Responsibilities Include:

  • Oversight, coordination and management of complicated historical redevelopments through entitlement and permitting
  • Management of all entitlement consultants, including: planners, marketing, traffic, legal, brownfield, historic and others
  • Manage the permitting and approvals process, including: SHPO, MTA, Department of Buildings, Department of Health, Landmarks Board, and the Planning Board
  • Work closely and collaboratively with third party professional organizations and government (local, state and federal) officials, presenting the merits of The Plant projects
  • Alongside The Director of Community, organize and attend meetings and events to ensure proper engagement with other city officials, community leaders and influencers, leveraging consultants as appropriate
  • Manage the diverse constituents through the entitlement process with a singular goal of overcoming significant challenges and enabling all parties to ‘win’
  • Herald team and individual strengths, leveraging connection points that deliver required project and community results
  • In concert with the Director of Construction, develop the project strategy and project implementation plan for The Plant projects being mindful of budget and schedule constraints
  • Serve as the development lead ‘salesperson’ for investors, lenders, prospective tenants and core partners
  • Lead building sustainability initiatives across The Plant’s developments
  • Coordinate closely with each department to build a foundation for environmental stewardship beyond that which is building-focused
  • Coordinate with the AVP of Finance to report on project status for investors, lenders and partners
  • Evaluate prospective development sites for global expansion



  • 20+ years of experience in real estate development
  • At least a B.A., preferably in Business with coursework in real estate
  • Direct experience with complicated entitlements, historical redevelopment highly desired and waterfront redevelopment preferred
  • Project examples that demonstrate initiative and entrepreneurial bent to solving complex problems
  • Broad experience leading projects to achieve the highest levels of environmental standards (LEED Accredited Professional, preferred)
  • Real estate development experience and municipal agency and professional relationships in/around Yonkers, NY, preferred
  • In-depth experience with historical and brownfield remediation
  • Sense of urgency and commitment to the project’s success and need for the climate movement to have a home
  • Willing to ‘roll-up sleeves’ to get the required work done, collaborating closely with a small and nimble team
  • Strong proficiency with Microsoft Office and/or Google business software applications with working knowledge of Construction Management tools (e.g., cost and schedule)
  • Excellent organizational skills – able to track large numbers of documents on multiple projects at one time
  • Ability to thrive in a dynamic, fast paced start-up environment
  • Detail-oriented with excellent communication and interpersonal skills and demonstrated public speaking skills
  • Committed to being a collaborative team player and problem-solver, while being self-motivated with a drive to work through uncertain situations
  • Ability to work effectively with people of diverse backgrounds and commitment to social, economic and environmental justice
