Position Overview:

We are a New York City-based real estate development, operations and program design company, which specializes in transformative adaptive-reuse projects that power buildings to create change.  The initial historic redevelopments represent the industry’s first integrated model for sustainable real estate development that drive social impact with catalytic investment.

The Chief Investment Officer (“CIO”) is an innovative and energetic real estate professional who will complete the equity and debt raise for our inaugural developments as well as position capital sources to support its global ambitions. The position reports to the Chief Executive Officer (“CEO”). The successful candidate must be a resourceful self-starter, highly organized and with a strong background and network in commercial real estate finance who has overseen complicated equity and debt capitalizations. The candidate’s primary responsibility will be finalizing the equity and debt raise on two complicated redevelopments in Yonkers, NY in support of our vision to create a global home for climate solutions. The CIO will be responsible for providing strategic direction around various capital acquisition strategies as well as working with the CEO and President to target, prioritize, paper and close investor and lender targets.  The CIO will own the financial model, the assumptions, comparables, and be able to articulate the same to prospective investors and lenders. In addition to investment expertise, the successful candidate must have held Chief Financial Officer level duties and be able to own the Development and Operating Company financials.  Lastly, the candidate must be mission-aligned and demonstrate a strong bias towards climate and social justice issues in their personal and professional lives.

  • 20+ years plus of capital acquisition (both equity and debt) experience with real estate companies, preferably impact-oriented (or ‘green’ development)
  • Bachelors in a Finance, Business, Accounting or Real Estate degree, preferably an MBA, or CFA
  • Led complicated capital acquisition strategies for real estate developments in excess of $100MM, preferably impact-oriented developments
  • Strong professional relationships in family office, private high net worth, opportunity fund, private equity and investment bank firms
  • Be facile in understanding current capital markets expectations, market and demographic trends that support the investment thesis
  • At least 10 years of experience as a Chief Financial Officer at a real estate firm overseeing accounting, financial controls, reporting and compliance
  • Strong experience in the creation of real estate financial models (utilizing Argus and/or Excel) for both development and fund models
  • Direct experience creating an annual corporate budget for a real estate development firm, including management and reporting thereon along with project cost control
  • ‘In the trenches’ executive, who will do the work, while building a top tier organization


  • With the CEO and President, lead fundraising and implementation of a strategy for raising all real estate development capital
  • Complete the equity and debt raise for The Plant’s inaugural developments
  • Dogged determination to achieve a 100% financial close
  • Own the financial model, the assumptions, comparables and be able to articulate the same to prospective investors and lenders
  • Create a equity/debt fundraising strategy for all new projects with a standardized Offering Memorandum (“OM”) and lead the implementation thereof
  • Strategically consider and recommend avenues for the continued global growth of our brand, inclusive of the creation of an Impact Real Estate Closed-end Fund, or other strategies (e.g. SPAC)
  • Maintain the investor database and investor communications, including quarterly and annual investor reporting
  • Create and implement a formal Investment Committee (“IC”) and sign-off process
  • Responsible for financial reporting for all of the company’s entities
  • Maintain relationships with third party vendors, accountants and insurers
  • Manage the professional investment and accounting staff


  • A proven track record in achieving capital raising targets
  • High aptitude and experience developing financial thesis, models and other fundraising documentation that can quickly and professionally communicate company and project merits to prospective investors, banks, partners and brokers
  • Strong interpersonal sales leadership: ability to inspire, motivate, and galvanize financial decision making
  • Complete understanding of capital markets and in particular, mechanisms for real estate investment
  • Ability to get key executive-level decision makers on the phone without prior introduction
  • Strong proficiency with Microsoft Office and/or Google business software applications, Yardi, MRI or similar real estate accounting software
  • Ability to thrive in a dynamic, fast paced start-up environment with strong organizational skills
  • Detail-oriented with excellent communication and interpersonal skills and demonstrated public speaking skills
